Agreement of Sale to Closing
Your Buyer’s Agent will negotiate the terms on your behalf with the Seller’s representative.
Execute an Agreement of Sale with a security deposit in escrow..
Complete requested property inspections or due diligence
Obtain final commitment for mortgage financing.
Order title insurance and schedule closing.
Settlement Day
Final property walk through.
Complete purchase paperwork.
Receive home keys and deed.

When an offer is received by Agent:
When an offer is received, your agent will help you negotiate the best possible price and terms. Buyer’s offer terms and financial qualifications are vetted appropriately to ensure and protect seller’s interest towards a thoroughly binding transaction.
Typically, an offer may include the following:
– The offer amount,
– Finance or Cash terms
– Contingencies- mortgage commitment; building and pest inspections; radon or environmental issues
– Any personal property specifically included or excluded
– Settlement or Closing date
Our agent shall remain in close contact with you or counterparts to ensure appropriate conclusion of the contract in a timely manner.
Between contract and closing
Throughout the ‘under contract’ stage, your agent will closely monitor the progress of all contingencies to performance and deadlines adherence. On or before settlement day, the buyer will have a final walk-through to verify proper conclusion of seller’s recommended repairs and other agreed terms.
What to expect at the closing
At closing, Buyer, Seller and their representatives shall meet to execute appropriate documents to conclude the transaction. Title to the property shall be essentially transferred to the buyer. Seller shall surrender house keys and useful operation documents available to Buyer. Utilities also shall appropriately changed to new owner.
